Basement Floor Epoxy Starts with a Moisture Test
Basement floor epoxy turns a dusty gray slab into a floor you can mop, but basements are where coatings fail most often. The reason is moisture coming up through the concrete. Lafayette gets about 39.83 inches of precipitation a year at the Lafayette 8 S station, with July the wettest month at 5.01 inches, and the ground under many basements here stays damp for months. We test every basement slab before we recommend a system.
Why west-central Indiana slabs get damp
Much of the land around Lafayette is flat glacial till with slow-draining soil. The USDA describes the Toronto series, whose type location is in neighboring White County, as somewhat poorly drained with a perched water table 0.5 to 2 feet below the surface in fall and spring. The Drummer series, found across northwestern Indiana, is poorly drained with a seasonal water table close to the surface from January to May. Concrete is porous, so water vapor from that ground moves up through the slab. A coating that traps it can blister and peel.
Signs of moisture in a basement slab
- Dark, damp patches that come and go with the weather
- White, powdery deposits (efflorescence) on the floor or walls
- Old paint or coating that is bubbling or flaking
- A musty smell or high humidity in summer
- Rust on the bottoms of metal shelving
- Water near the floor drain, sump pit or wall-floor joint after rain
How we test and what we do with the result
We check moisture at the estimate and look for the signs above. If the slab is dry, a standard epoxy primer and coating system works well. If it shows moderate moisture, we use a moisture-tolerant primer made for damp slabs. If water is actively coming in through cracks or at the walls, we tell you to fix the source first, through grading, gutters, a sump or crack injection, before putting any coating down. Coating over an active leak wastes your money.
Older homes, older basements
About 17.6% of Lafayette's homes were built before 1940, and the city's median year built is 1971, according to 2019 to 2023 American Community Survey figures summarized by Point2Homes. Basements in the older neighborhoods often have thin slabs, patched floors, old paint and settlement cracks. We grind off old coatings, fill cracks and level rough patches before coating. Newer West Lafayette basements, where the median year built is 1992, usually need less repair.
Humidity and comfort
The EPA recommends keeping indoor humidity below 60%, ideally 30 to 50%. Humid Indiana summer air can condense on a cool basement slab, which shows up as sweating. A coating makes the floor easy to wipe dry, but running a dehumidifier in summer protects the floor and everything stored on it.
Radon before you finish the space
The American Lung Association states that every Indiana county is in EPA radon Zone 1 or Zone 2, meaning moderate to high potential. A floor coating is not a radon mitigation system. If you are turning the basement into living space, test for radon first. Any mitigation system should be in place before we coat so the floor does not have to be cut later.
Finishes for basements
Flake floors hide dust and wear in laundry and storage rooms. Solid colors with a light texture suit gyms and workshops. Metallic epoxy gives a poured, marbled look for rec rooms and bars. All of them get a clear topcoat for easier cleaning.
What This Covers
Basement jobs include testing, repair and a coating matched to the slab.
Moisture testing
A slab check at the estimate to choose the right primer or flag a water problem.
Old paint and coating removal
Failing basement paint ground off down to sound concrete.
Crack and patch repair
Settlement cracks, pits and old patches filled and ground flush.
Flake, solid and metallic finishes
Finishes chosen for how the room is used.
Moisture-tolerant primers
Primers made for slabs with moderate vapor coming through.

Typical Basement Floor Epoxy Costs
| Item | Published range |
|---|---|
| Installed epoxy, per sq ft | $4 to $10 |
| Basement, 300 to 2,000 sq ft | $1,200 to $20,000 |
| Metallic epoxy, per sq ft | $5 to $12 |
| Moisture barrier, added per sq ft | About $1 |
| Moisture and hardness testing | $50 to $300 |
| Crack and chip patching | $25 to $250 |
National ranges from HomeGuide (epoxy, basement, testing), This Old House (metallic), Bob Vila (moisture barrier) and HomeAdvisor (patching). A moisture test is part of every estimate we give. Lafayette prices can differ, and the condition of your slab and the system you choose change the total. Your written estimate is the price.
How It Works
1. Test and inspect
We test moisture, measure and look at cracks, drains and old coatings.
2. Recommend
You get a written plan: the system, the primer and anything to fix first.
3. Prep and coat
The slab is ground, patched, primed and coated.
4. Cure
We tell you when to walk on it and when to move furniture back.

Basement Floor Epoxy Questions
Can you epoxy a basement floor that gets damp?
If the slab has moderate vapor coming through, a moisture-tolerant primer usually handles it. If water is actively entering, the source has to be fixed first. We test before we recommend anything.
How much does basement floor epoxy cost?
HomeGuide lists $1,200 to $20,000 for a basement of 300 to 2,000 square feet, which works out to about $4 to $10 per square foot. Moisture primers, old paint removal and crack repair add to it.
Will an epoxy floor stop radon?
No. A coating seals the surface but is not a radon mitigation system. Every Indiana county is in EPA radon Zone 1 or 2, so test first and install mitigation before the floor is coated.
Why is my basement paint peeling?
Most often it is moisture pushing up from below, or paint that was rolled onto unground concrete. We remove the old paint, test the slab and pick a system that can handle what we find.
