Working Floors in Otterbein

Otterbein calls itself "The Town Between Two Counties," and epoxy flooring jobs here come from both of them. Most of the town is in Benton County's Bolivar Township, and its eastern sections reach into Shelby Township in Tippecanoe County. The land around it is mostly flat, open farmland. That shapes the floors we see: house garages in town, and shops and work buildings on the edges.

A railroad town, platted in 1872

Otterbein was first called Pond Grove. John Levering and his wife laid out the first 60 lots on October 25, 1872, and the town took the name of William Otterbein Brown, who donated land. Two sets of Nickel Plate Railroad tracks once ran through town. Many garages here sit behind older houses, and their floors show their age. We plan for paint removal, crack repair and leveling on those slabs.

Shop floors take the heaviest use

The industrial park on the east edge of town, on the Tippecanoe County side, holds a truss plant and a trucking company. Around town, plenty of residents keep their own work buildings for trucks, equipment and repair work. Those floors take point loads from jacks, dropped tools, diesel, hydraulic fluid and mud. We coat them with:

  • A thick 100% solids epoxy base that handles rolling loads
  • A chemical-resistant topcoat for fuel and fluid spills
  • Added grit where wet boots and tires come through
  • Line striping for bays, walkways or storage zones if you want it

US 52 and winter driving

U.S. Route 52 runs along the north side of town, and Oxford Street, the old US 52, is the main east-west street. Highway traffic means salt trucks every winter. Trucks and farm pickups bring that brine into garages and shops, where it sits on bare concrete through the cold months. A sealed floor keeps it on the surface so it can be scraped and rinsed out.

A smaller town with older housing

Otterbein had 1,144 residents in 2020, down 9.4% from 2010, and 522 housing units. With little new building, most slabs here are older. We look at each floor in person, test for moisture and tell you in writing what prep it needs before we price the coating.

Garage floors in town

Not every Otterbein job is a shop. Many homes in town have one- or two-car garages that see daily use from family vehicles. For those floors we usually suggest a full flake system with a clear topcoat. It handles salt and road grime well, and the texture helps on wet winter days. Where a garage doubles as a workbench area, we can use a heavier topcoat over that section.

Moisture on flat ground

Flat farm country drains slowly, and spring rains can leave the ground wet for weeks. Slab floors in garages and shops can pick up that moisture from below. Coatings that go down over a damp slab can blister or lift. We test every floor before we choose a system. When the reading is high, we use a moisture-tolerant primer, or we suggest waiting for a drier time of year if that is the better choice for the floor.
